Local Eyes on Your Property When You Cannot Be There.
Whether your home is seasonal, temporarily vacant or simply needs local attention between visits, Venable & Sons provides scheduled visual property checks, clear updates and coordination of authorized follow-up work.
Who Property Watch Is For
Property Watch fits owners who cannot be at the property as often as it needs attention. If any of these sound like you, a scheduled visit can give you clear information without the long drive.
Seasonal and Second Homes
Homes that sit empty for weeks or whole seasons between your own stays.
Vacant Listings
Properties on the market that need someone checking conditions between showings.
Absentee Owners
Owners who live far from the property and want a local set of eyes on it.
Properties Awaiting Sale or Occupancy
Homes between owners, tenants or move-in dates that still need regular attention.
Owners Who Want Local Oversight
People who simply want a dependable local contact checking in between their own visits.
What We Look For During a Visit
Every visit is a visual check of the areas we are authorized to access under your agreement. We note what we see, photograph it and report it to you.
Exterior Areas and Grounds
Walkways, driveways, siding, yard conditions, fallen limbs and general debris.
Authorized Interior Walkthroughs
Where you provide access, we walk the rooms listed in your agreement.
Visible Signs of Leaks or Storm Damage
Water stains, damp areas, and siding, shingles or trim that appear damaged.
Doors, Windows and Access Points
Whether entry points look closed, secure and undisturbed.
Unusual Conditions
Anything out of the ordinary, such as signs of animals, odors or items out of place.
Seasonal Issues
Snow and ice buildup, leaf accumulation, overgrowth and other conditions that change through the year.
How a Property Watch Visit Works
The process is simple, and you stay in control of every decision.
1. Agree on the Scope
We talk through your property, access, what you want checked and how often, and put it in writing.
2. Schedule the Visit
We set visits based on your agreement and the season.
3. Observe and Photograph
We walk the agreed areas, note conditions and take photos.
4. Receive a Written Update
You get a summary with photos so you know exactly what we saw.
5. Approve Any Next Steps
If something needs attention, we explain the options, and nothing happens until you authorize it.
Related Work
Maintenance, snow services, cleaning, repairs, seasonal openings and closings, and contractor access are available by agreement. Any work beyond the watch agreement is quoted and authorized separately.
